The families I work with in the $3M–$20M+ range aren't buying a house. They're restructuring where and how they live — coordinating a domicile change that affects federal and state taxes, estate planning, business structure, school enrollment, club memberships, and in some cases the location of a family office or business operations. The real estate is the anchor, but it's not the whole transaction.
What that means for the real estate process: the property search and timeline have to be coordinated with the tax and legal architecture, not independent from it. The entity that holds title needs to be formed before the offer is made. The homestead decision — whether to maximize privacy through a land trust structure or maximize property tax protection through personal ownership — needs to be made before closing, not after. The domicile change has to be real, documented, and legally sound by January 1 of the first year in Florida.
I don't provide tax or legal advice — those professionals are critical and I facilitate introductions to the right ones for Florida domicile work.
