What is a broker price opinion?

A broker price opinion (BPO) is a written estimate of what a property would most likely sell for, prepared by a licensed real estate broker from closed comparable sales, the active listings it would compete with, and current local market conditions.

Lenders order BPOs when they need a fast, market-grounded value but a full appraisal is not required — short sales, REO pricing, loan modifications, HELOC reviews and portfolio monitoring. A BPO typically costs a fraction of an appraisal and is delivered in days, not weeks.

The quality of a BPO comes down to comp selection and local judgment. Central Florida is block-by-block: lakefront versus lake-view, a Windermere address in an Orange County ZIP, a 1960s block home next to a 2022 rebuild. An automated value misses that. A broker who lists and sells in the area does not.

Florida law. BPOs are prepared by a licensed Florida real estate broker under Chapter 475, Florida Statutes. A broker price opinion is not an appraisal, is not prepared under USPAP, and is never represented as one.

Federal law.Under 12 U.S.C. §3355, a BPO may not be used as the primary basis to determine the value of a consumer's principal dwelling for a residential mortgage origination. We accept assignments for default servicing, loss mitigation, REO, workouts, line management, portfolio review, estates and other permitted uses.

Independence. Our fee is set before the assignment and is never contingent on the value reported, a predetermined value, or the outcome of a loan decision. We disclose any prior involvement with a subject property before accepting the order.

What is a broker price opinion (BPO)?+

A broker price opinion is a written estimate of a property's probable selling price, prepared by a licensed real estate broker or sales associate from comparable sales, active competition and current market conditions. Banks, servicers and asset managers use BPOs for loss mitigation, REO pricing, loan modifications, HELOC reviews and portfolio monitoring, where a full appraisal is not required.

Is a broker price opinion the same as an appraisal?+

No. Under Florida law (Chapter 475, Florida Statutes) a broker price opinion may not be referred to or construed as an appraisal, and it is not prepared under USPAP. Federal law (12 U.S.C. §3355) also bars using a BPO as the primary basis for valuing a consumer's principal dwelling when originating a residential mortgage. BPOs are used for the many decisions that come after origination: default, workout, REO and portfolio review.

How long does a BPO take?+

Exterior and desktop BPOs are typically delivered within 2–3 business days of the order; interior BPOs depend on when access to the property can be arranged. Rush delivery in 24–48 hours is available for most Central Florida addresses. Volume and recurring assignments are scheduled to your SLA.

What is the difference between an exterior and an interior BPO?+

An exterior (drive-by) BPO is based on a photographed street-side inspection plus public records and MLS data; interior condition is assumed. An interior BPO adds a walk-through with interior photos, so condition, updates and needed repairs are observed rather than assumed — which matters most for as-repaired values, REO marketing and short-sale decisions.

Can you complete our institution's BPO form?+

Yes. We complete client-supplied forms and vendor-portal templates, including the common as-is, as-repaired and quick-sale value fields, or deliver our own full-length BPO report with a sales comparison grid, market context, reconciliation, photos and a signed certification.
