Sellers in the $1M–$10M range often prefer a quiet process — no signage, no open houses, no public days on market. Ryan maintains relationships with owners in Dr. Phillips, Windermere, and Isleworth who are considering selling but haven't listed. When a fit is right, qualified investors get first access.
Coming-soon & pocket listings
Properties entering the market within 30–60 days — before MLS activation. This window is narrow and access is limited to buyers Ryan knows are qualified and ready to act. Includes estate sales, relocation departures, and sellers who need a timeline to align a purchase.
Short-term rental investment properties
Orlando is one of the highest-performing STR markets in the country — anchored by Walt Disney World proximity, International Drive, and consistent year-round demand.
