Golden Oak is the only private residential address inside Walt Disney World property — not near it, not adjacent to it, but physically inside the resort — and that distinction is the entire product. Roughly 300 custom estate homes and Four Seasons Private Residences (the newest tier, condo-style, starting around $5M) sit on 980 acres. Ownership is fee simple — buyers own their homes and the land outright, the only place you can own real estate inside Walt Disney World — though Disney retains tight governance over architecture, resident vetting, and resale. The Resident Pass provides access equivalent to Platinum Plus Annual Passes, dedicated bus transportation to all four parks from the Summerhouse clubhouse, Extra Magic Hour early entry, and Disney Vacation Club lounge access. Four Seasons concierge handles housekeeping, airport transfers, in-home dining, and spa services. Markham's fine-dining restaurant, Bolton's casual dining, and Tyler's Lounge operate inside the 16,000-square-foot private clubhouse. Price per square foot runs $1,000–$1,400 and above — the highest in Central Florida. The sold-to-list ratio is 97.3%, which means pricing discipline holds despite the narrowest buyer pool in the market.
