Anderson Park draws buyers who want one of Orlando's most authentic historic addresses — a neighborhood platted in 1924 that has aged into exactly the kind of tree-lined, character-rich enclave that newer master-planned communities can replicate in style but never in substance. The buyers I work with here tend to be professionals who are done trading commute time for square footage and want a home with a story, on a street with sidewalks, minutes from where they actually work.
The commute anchor is straightforward: W Par Street and Princeton Street drop directly onto I-4, putting Downtown Orlando about ten to fifteen minutes south and AdventHealth Orlando a similar distance to the north. That corridor — courthouse and financial district on one end, one of Central Florida's largest hospital campuses on the other — covers an enormous slice of Orlando's professional workforce, and Anderson Park sits neatly in the middle of it.
What makes the housing stock distinctive is age and variety. Homes here range from compact bungalows to more substantial mid-century rebuilds, and a meaningful share of the inventory is in the middle of renovation — which means buyers with vision can still find value in a neighborhood where the land itself has been desirable for a hundred years. The Dubsdread Golf Course begins at the neighborhood's doorstep, and Edgewater Drive's independent restaurant and retail scene is within easy reach without touching a highway.
