These are U.S. weekly averages from Freddie Mac's Primary Mortgage Market Survey, not quotes. Your own rate depends on your credit, down payment, loan type and how the loan is structured.

What is the average mortgage rate in Florida or Orlando?+

Freddie Mac publishes a single U.S. average and does not break out Florida or Orlando, so the figure on this page is the national benchmark. Local rates track it closely; what changes your own rate is your credit, down payment, loan type and property, plus Florida-specific costs like insurance that affect how much you can borrow rather than the rate itself.

Why is the rate I am quoted different from the average?+

The published average comes from a survey of conventional, conforming, owner-occupied purchase loans to borrowers with good to excellent credit and a 20% down payment. A personal rate moves with your credit score, down payment (loan-to-value), loan type (conventional, FHA, VA, jumbo), whether the home is your residence or an investment, points paid, and the day you lock. Two borrowers on the same day can be quoted noticeably different rates.

How often does this update?+

Freddie Mac releases the survey weekly, on Thursdays, and this page picks up each new release automatically. Rates can move daily in between, which is why a rate lock and a current personal quote matter more than any weekly average.

Should I wait for rates to fall before buying?+

No one can reliably predict rates. A common approach is to buy when the payment fits your budget with room to spare, then revisit refinancing if rates fall meaningfully (a refinance has its own closing costs, so run the numbers first). What else besides the rate affects what I can afford in Florida?+

Homeowners insurance, flood insurance where required, property taxes and HOA or condo dues all count toward your monthly obligations and can change how much a lender will approve. In Florida, insurance in particular can move the total more than a small rate difference, so a quote should include all of it.
