How to apply for down payment assistance in Florida

The process runs parallel to your mortgage application — it adds paperwork, not time, when you work with the right lender.

Required for every FL Housing program. The course is 6–8 hours, online, and free. Complete it at eHome America (ehomeamerica.org) or Framework (frameworkhomeownership.org). Save your certificate — you'll submit it with your loan file.

Add up gross annual income for every wage earner in the household — not just the borrower. Compare it against the table above. Hometown Heroes ($128K limit) is far more flexible than SHIP (80% AMI). Know which programs you're in range for before you spend time with a lender.

Find a participating FL Housing lender

Not all lenders are approved to offer FL Housing programs. Search floridahousing.org for the current approved lender list. When you call, ask specifically: 'Do you offer FL Assist, FL HLP, HFA Preferred, and Hometown Heroes?' Some lenders know only one or two programs — you want one who knows all of them.

Get pre-qualified and confirm your assistance package

The lender pulls credit, verifies income, runs debt-to-income ratios, and tells you which programs you qualify for, how much assistance you receive, and what your actual monthly payment looks like. This is the only way to know what you'll actually get.

Shop for homes under the purchase price limit

FL Housing sets county-specific purchase price ceilings — roughly $450,000–$500,000 in Orange County for 2026 (new construction limits are slightly higher). Your lender confirms the current ceiling. You cannot use FL Housing assistance above that number.

Go under contract and let FL Housing issue a commitment

Once you have an accepted offer, your lender submits your file to FL Housing for a commitment letter — typically 5–10 business days. The commitment letter confirms the assistance amount and locks the terms.

Most buyers who miss out on assistance don't fail on income or credit — they fail on process.

Going to a lender who doesn't participate

The single most common mistake. Your bank, credit union, or online lender may not be on FL Housing's approved list. You find this out at pre-approval — after you've already spent weeks. Call the lender first, before anything else, and confirm they offer the specific programs you're targeting.

Skipping the homebuyer education course

Required for all FL Housing programs — non-negotiable. Some buyers skip it, assume their lender will handle it, and then hold up closing scrambling to complete an 8-hour course. Do it first. It's free and available online.

Not counting all household income

Programs look at gross annual income for all earners in the household — not just the person on the loan. A dual-income couple where one partner earns $75K and the other earns $65K has household income of $140K, which disqualifies them from most programs. Run the full number before you get excited.

Opening new credit after pre-approval

New credit accounts, car loans, or balance transfers after your pre-approval can kill the deal — they shift your credit score and debt-to-income ratio. Once you're pre-approved, do not open or close any accounts until after closing.

Targeting a home above the purchase price cap

FL Housing programs have county-specific purchase price limits. If you fall in love with a $525,000 home in a county with a $490,000 cap, none of the FL Housing programs apply. Know your ceiling before you tour.

Planning to rent the home out

Every program requires the home to be your primary residence. If you're buying an investment property, vacation home, or Airbnb, you're not eligible. The residence requirement is enforced — programs require annual certifications or will call the note due if you stop living there.
