These lenders close on time.

A delayed closing isn't just inconvenient — in a luxury transaction with a hard deadline, it can cost you the deal entirely or trigger significant penalties. Ryan's preferred lenders have strong track records closing on schedule in the Central Florida market.

They know the local market.

National lenders sometimes struggle with appraisals and underwriting on luxury properties in niche markets like Isleworth or Butler Chain waterfront. Local and regional lenders who regularly see these comparables make better decisions faster.

Jumbo & Super-Jumbo Loans

Luxury home purchases in Dr. Phillips and Windermere routinely exceed conforming loan limits. We work with lenders who have reliable, fast underwriting on jumbo loans from $750K to $10M+ — with programs that don't require full income documentation for high-net-worth buyers.

Portfolio Lenders

Not every buyer fits Fannie/Freddie boxes — and the best Orlando properties don't wait for slow underwriting. Portfolio lenders keep loans on their own books, which means more flexibility on credit profile, property type, and income documentation.

Critical for buyers with strong balance sheets but non-traditional income streams.

  • Complex income structures (K-1, rental income, business income)
  • Non-warrantable condos
  • Short-term rental investment properties

Foreign National Financing

We work with a significant number of Canadian, European, and Latin American buyers purchasing in Central Florida. Foreign national mortgage programs are available without a U.S. Social Security number or credit history — but they require lenders with specific experience in this space.

Typical terms: 30–35% down, rates slightly above conventional. Programs available for luxury and vacation properties.

Best for

  • Non-U.S. residents purchasing primary or vacation homes
  • Buyers without U.S. credit history
  • Canadian snowbird buyers

Construction & New Development Loans

Custom home builds on Butler Chain lots or in Windermere's estate communities require construction-to-permanent financing — a two-phase loan that funds the build and then converts to a standard mortgage at completion. MaxLife Development, our sister company, works with us on many of these.

Coordination between the builder, lender, and agent at contract is critical. Ryan facilitates this intro.

Bridge & Interim Financing

Selling one home while buying another — especially in a market where the right listing appears before your current home is under contract — requires bridge financing. These short-term loans use equity in your current home to fund your next purchase.

Bridge loans typically carry higher rates but provide critical negotiating flexibility in a competitive market.
