Audubon Park is where buyers who have priced themselves out of Park Avenue end up — and then realize they actually prefer it. The Corrine Drive corridor carries the Audubon Park Garden District designation, one of eight City of Orlando Main Street programs, and it earned the Great American Main Street Award in 2016. That credential matters because it reflects staying power: East End Market, Kadence — Orlando's only Michelin one-star restaurant, now in its fifth consecutive year — Redlight Redlight beer parlour, and Stardust Video and Coffee have all been here long enough to develop genuine regulars. The buyer who buys on a bird-named street and walks to a Monday community market that draws thirty-plus vendors every single week is getting something no master-planned community can manufacture. No HOA, no architectural review, no monthly fees — unusual at this price point in Orange County.

The housing stock is primarily 1940s through 1960s concrete-block bungalows and mid-century ranches on fifty-to-seventy-five-foot lots, and the renovation thesis is as clear as any I see in Orlando. Unrenovated bungalows trade in the $400K to $500K range; a thoughtful renovation exits at $650K to $800K, with a spread that still supports the investment math. Audubon Park K-8 sits on Falcon Drive inside the neighborhood — top ten percent in Florida, walkable from most addresses — which pulls a family buyer who might otherwise default to Baldwin Park's more controlled environment. Those are the two realistic cross-shops: Baldwin Park if the buyer wants planned-community structure and wider boulevards, Audubon Park if they want a neighborhood that grew organically and has forty years of layered character to show for it.
