Ryan's Take on Bay Hill
Bay Hill is the only community in the Dr. Phillips corridor with direct frontage on the Butler Chain of Lakes — the same 13-lake system anchored by Windermere and Isleworth — which makes it the value-relative play for Butler Chain waterfront without the full Windermere premium. Arnold Palmer bought Bay Hill in 1974 because he declared it the finest golf course in Florida, lived here until his death in 2016, and built the club into a PGA Tour Signature Event destination that draws the world's best players every March. That tournament week — a $20M purse in a neighborhood that's otherwise quiet, residential, and car-dependent — is either the best or worst week to be a Bay Hill resident, depending on your tolerance for crowds. Isle of Osprey and Bay Point are the trophy tiers with deepwater docks and Lake Tibet frontage; North Bay and South Bay are the workhorses, with 400+ homes in the $800K–$2M range and largely ungated streets that allow for ADUs, renovations, and expansions that the tighter communities won't touch.
