Ryan's Take on Lake Nona

Lake Nona is the most intentional community in Central Florida — 17 square miles master-planned by the Tavistock Group from scratch, where the Medical City anchor was a deliberate design decision, not an accident of geography. Nemours Children's Hospital, UCF Lake Nona Hospital, the Orlando VA Medical Center, and University of Florida research facilities share a 650-acre campus that has attracted tens of thousands of healthcare and tech jobs and created a genuine employment-driven reason to buy here. The USTA National Campus — 99 courts, the world's largest tennis facility — sits at the northern edge. The Lake Nona Wave Hotel, a luxury property, is where second-home buyers sometimes live part-year rather than maintaining a separate residence. Laureate Park is where healthcare professionals and tech relocators buy their first serious home: new construction from national builders ranging from entry townhomes to upper-six-figure single-family homes, with fiber-optic and 5G infrastructure standard. Lake Nona Golf and Country Club estates occupy the luxury tier on a Tom Fazio course that hosts LPGA events.

The buyer I represent here is usually a medical professional recruited to Nemours or UCF Health who needs to be on-campus in under five minutes, or a tech executive who relocated from California or Austin and is making the Florida arbitrage trade. The thing they both share is a preference for new over old — everything in Lake Nona was built after 2005, the infrastructure is 2020s-standard, and there's no renovation lottery involved. MCO is 10–15 minutes, which is the fastest airport commute of any luxury neighborhood in the metro. The trade-offs are real: Lake Nona's lake is not the Butler Chain, Lake Nona High is a newer school still building its reputation, and the community's intentional character can feel corporate to buyers expecting old-Florida authenticity. For those buyers, Windermere or Winter Park is the honest answer. For buyers who want new, modern, medical-adjacent, and airport-adjacent, Lake Nona wins the comparison.
