Deloitte operates one of its largest Florida consulting hubs here. AAA’s Florida operations are also based in Lake Mary. Beyond these anchors, the Lake Mary Boulevard and Greeneway interchange area hosts dozens of technology, insurance, financial services, and healthcare firms. This density of white-collar employment creates strong owner-occupant demand from professionals who want to eliminate highway commutes entirely, supporting both Heathrow’s premium pricing and the broader Lake Mary market. Corporate relocations from higher-cost metros — notably New York, New Jersey, Chicago, and California — have been a consistent driver of demand since the early 2000s.

Lake Mary is part of Seminole County Public Schools, the A-rated district widely considered among the top five in Florida. Lake Mary High School consistently ranks among Florida’s top 50-75 high schools in statewide assessments and college readiness metrics. Its International Baccalaureate (IB) diploma program is one of the largest and most established in the county. Greenwood Lakes Middle School and Crystal Lake Elementary serve much of the Lake Mary residential area with similarly strong reputations. The Heathrow community’s school assignments vary by specific address and should be confirmed with Seminole County Schools; some Heathrow villages fall within Lake Mary High zones while others feed into Seminole High. Location and Commute
Lake Mary occupies a well-positioned I-4 interchange at Exit 98, with SR-417 (Greeneway) accessible 3 miles to the east and I-4 providing direct links north to Sanford and south to Maitland, Winter Park, and downtown Orlando. The drive to downtown Orlando runs 30-35 minutes in off-peak conditions; SunRail from the Lake Mary station covers the same trip in roughly 35-40 minutes on weekdays. Orlando International Airport (MCO) is approximately 35-40 minutes via SR-417. The Lake Mary-Heathrow corridor’s concentration of employment means that many residents commute zero to five minutes to work, a significant quality-of-life advantage. I-4 congestion southbound during morning peaks is the primary commute complaint for Lake Mary residents working outside the immediate corridor.
