Hunters Creek is one of the most underrated master-planned communities in Central Florida — 3,840 acres of former citrus groves in southwest Orange County, developed from 1986 through the early 2000s by American Newland Associates into 47 named neighborhoods, six HOA-maintained parks, and a trail system built around Shingle Creek, the northernmost headwater of the Everglades. The free kayak launch at Hunter's Creek Middle School trailhead is the community's least-marketed asset — a wilderness paddling trail running seven miles to Lake Tohopekaliga, with bald eagles, ospreys, and alligators along the way, accessible without leaving the ZIP code. The SR-417 GreeneWay runs directly through the community, which means MCO is about 15 minutes and Disney is 18–20, the tightest theme-park-and-airport combination available at this price point in Orange County. Freedom High School earned its first FDOE A-rating in the 2024–25 year, which hasn't fully priced into adjacent comps yet — that's a real window for buyers paying attention.

The demographics here are genuinely diverse in a way that matters to a lot of buyers I work with. About 50% Hispanic or Latino, 34% foreign-born, with a Brazilian and Colombian presence anchored in part by Seabra Foods, the Portuguese-Brazilian grocery in Hunter's Creek Plaza. The buyer who grew up in Kissimmee and is looking to move up without leaving their community context finds exactly that here. The commuter who works at MCO or a theme-park property headquarters and doesn't want to pay Dr. Phillips prices for the same 15-minute drive also finds it here. Premium tiers — Hunter's Isle gated, Calabay Cove lakefront, The Vistas — run $700K–$950K; the community delivers genuine resort amenity access, a Publix, a Target, four retail plazas, and the Shingle Creek trail system at prices that remain meaningfully below what comparable infrastructure costs in the northern Orange County corridors.
