Dr. Phillips Schools Guide: Everything Buyers Need to Know in 2026

Dr. Phillips schools are a major reason families pay the premium to live there. Here is the full picture — elementary through high school, magnet programs, and how zone lines actually work.

When buyers ask me why Dr. Phillips commands a premium over comparable southwest Orlando submarkets, the answer is almost always a combination of three things: the lakes, the location, and the schools. The schools part of that answer is more nuanced than most listings websites acknowledge. Here is what you actually need to know before you make an offer in 32819 or 32836.

Why the School Zone Premium Is Real

Homes in the Dr. Phillips High School attendance zone sell faster and hold value better than equivalent homes just outside it. This is not agent puffery — it is observable in DOM data and price-per-square-foot comparisons against similar homes in neighboring zip codes that feed to Freedom High or Olympia High.

The mechanism is straightforward: buyers with school-age children are willing to pay more for certainty. When you buy in 32819 and confirm your address feeds to DPHS, you are purchasing a known quantity — a consistently A-rated high school with a competitive magnet program — and the market prices that in. The zone premium runs roughly 8–15% over comparable homes just outside the zone when adjusted for size, condition, and lot characteristics.

Elementary Schools: Sand Lake and Bay Meadows

The 32819/32836 footprint is served by multiple elementaries depending on your exact address. The two most common are Sand Lake Elementary and Bay Meadows Elementary.

Sand Lake Elementary

Location: 8601 Crest Oak Dr, Orlando 32819** State Grade: A

Sand Lake Elementary serves the central and eastern portions of 32819, including many of the subdivisions south of Sandlake Road. It is an A-rated school with strong FSA reading and math scores and the kind of high-parental-involvement culture that tends to correlate with neighborhood income. The school has a dedicated arts integration program and has consistently earned its A-grade for the past several years. Families in Sand Lake Hills, Windhover, and nearby communities typically feed here before advancing to Southwest Middle.

Bay Meadows Elementary

Location: Near the 32836 boundary in the southern Dr. Phillips corridor** State Grade: A/B range

Bay Meadows Elementary serves portions of the southern 32836 zip code and some of the newer communities near Turkey Lake Road and the Windermere Road corridor. Ratings have been solid. If your purchase is in the southern portion of the Dr. Phillips market — the newer-construction subdivisions closer to 32836 — this is the elementary you are more likely to be assigned to. Verify the specific address before assuming Sand Lake or Dr. Phillips Elementary.

A note buyers often miss: elementary assignment in 32819/32836 varies more by subdivision than most people realize. I have seen buyers assume they are in a specific elementary zone based on a neighbor's information, only to find a different assignment at the OCPS lookup tool. Always verify.

Middle School: Southwest Middle School

Location: 6450 Dr. Phillips Blvd, Orlando 32819** State Grade: B

Southwest Middle is the primary pathway to Dr. Phillips High for most 32819 residents. The school is located on the same corridor as the high school, which gives the neighborhood a cohesive educational-campus feel. Southwest consistently earns a B rating — it is a solid school, not a standout, and some families in the zone use the middle school years to evaluate private alternatives or OCPS magnet programs elsewhere before returning to the neighborhood pipeline for high school.

The practical thing to know: students aiming for DPHS's Visual & Performing Arts (VPA) magnet or the IB Diploma Programme need to be thinking about preparation during middle school. VPA admission is audition-based; IB DP admission in 11th grade is competitive and tied to middle school academic performance.

High School: Dr. Phillips High School

Location: 6500 Turkey Lake Rd, Orlando 32819** State Grade: A

Dr. Phillips High is a 3,000+ student comprehensive high school that consistently earns an A from the Florida DOE and ranks in the upper tier of OCPS high schools for graduation rate and college placement. For families buying specifically for a high school destination, this is a legitimate destination school — not just a respectable neighborhood school.

The VPA Magnet: Visual & Performing Arts

The Visual and Performing Arts magnet at Dr. Phillips High is one of OCPS's most prestigious and competitive magnet programs, and it is the feature that separates DPHS from comparably-rated schools in southwest Orange County. The VPA is an audition-based magnet — students apply in 8th grade, audition in their discipline (theater, dance, music, visual art, digital media), and are admitted based on talent and audition performance. Admission is not guaranteed by buying the zip code.

The VPA draws students from across Orange County, which means the DPHS student body includes motivated arts-track students who chose the school specifically for this program. The effect on school culture is noticeable — there is a creative, performance-oriented energy at DPHS that you do not find at comparable-sized suburban high schools. The theater productions, concerts, and showcase events are legitimate public performances, not just school recitals.

For families with a performing or visual arts student, VPA admission at DPHS is a meaningful reason to target this neighborhood specifically. Start researching the audition process during 7th grade — preparation matters.

Athletics and Extracurriculars

DPHS competes in the largest OCPS athletic classification. The school has strong programs in baseball, golf, basketball, and swimming, which reflects the community it serves (Bay Hill is Arnold Palmer's neighborhood; golf is in the DNA here). The extracurricular menu is broad, as it tends to be at schools of this size.

IB Diploma Programme

In addition to VPA, DPHS offers the International Baccalaureate Diploma Programme — a two-year rigorous pre-university curriculum in 11th and 12th grade. IB and VPA are separate tracks; students can be enrolled in one or neither. Both require application and competitive admission separate from enrollment in the school. The IB programme has a decades-long track record at DPHS with strong college placement outcomes for Diploma completers.

Graduation and College Metrics

DPHS graduation rates run in the 90%+ range. College acceptance is broad — the school sends students to Florida's state university system (UF, FSU, UCF) in volume and produces a consistent stream of admits to more selective institutions for students in the IB and VPA tracks.

Niche and GreatSchools ratings for DPHS track in the B+ range — solid across the board, with particular strength in the specialized-program categories.

The Zone Line Warning: Read This Before You Make an Offer

This is the part of the Dr. Phillips schools conversation that matters most, and that too many buyers find out about only after going under contract.

A house with a 32819 or 32836 zip code does NOT automatically mean you are in the Dr. Phillips High School attendance zone.

Parts of 32836 — particularly in the southern areas near the Windermere Road / Turkey Lake Road corridor — feed to Olympia High School rather than Dr. Phillips High. Some northern-edge 32819 addresses near the 408 interchange feed to Freedom High School. The zone boundaries do not follow zip code lines cleanly.

This creates a real risk for buyers who:

  • Read a listing that says "Dr. Phillips area" (a marketing term, not a zone determination)
  • Assume the 32819 zip code equals DPHS zone
  • Make an offer, go through inspection and appraisal, and discover post-closing that the address feeds to a different high school

The fix is simple and takes two minutes: verify your specific address at ocps.net using the Find-A-School tool before making an offer, not after. If the school zone is material to your decision — and for most families buying in this market, it is — confirm it in writing as part of your due diligence.

Not every family in Dr. Phillips is buying for the public school pipeline. The private school options within the neighborhood's practical driving radius are strong:

The First Academy (John Young Pkwy at Conroy Rd) — K–12 Christian school, 10 minutes from core 32819, approximately $12,000–$16,000/year, strong college prep and AP curriculum.

Westminster Academy — K–12 classical Christian school in the southwest Orlando area, known for a rigorous academics approach, smaller class sizes, and a distinct educational philosophy from TFA's more traditional model.

Orange Lutheran — Lutheran K–12 school serving the southwest corridor, faith-based, solid academics, strong for families wanting a Lutheran community affiliation.

These three represent the primary private alternatives for families who want the Dr. Phillips location without relying on the OCPS pipeline, or who want to supplement it at the elementary or middle school level before transitioning back for high school.

How to Verify Your Zone

Go directly to: ocps.net → Find A School. Enter the specific property address. The result will show elementary, middle, and high school assignments for that address. Do not rely on zip code assumptions, neighborhood marketing language, or what worked for the neighbor three streets over — zone lines can shift by block.
