Overview
Highland Reserve is a well-established gated residential community in north Haines City, developed primarily in the late 1990s and early 2000s. The community is built around an 18-hole golf course and organized into multiple sections with varying deed restrictions — some sections permit short-term vacation rentals while others are deed-restricted for primary or long-term residential use. This dual character gives Highland Reserve an unusual breadth: the same gated community serves year-round Polk County families who need Turnpike access for Orlando commutes, snowbird part-timers, and vacation-rental investors drawn by Disney proximity. Mature oak and pine landscaping throughout the community gives it a settled, established look that newer developments north of US-192 cannot match. HOA fees are moderate relative to the amenity package and gated entry.
