Victoria Park is DeLand's most ambitious residential project of the last quarter-century — a 2,400-acre master-planned community northeast of historic downtown that grew through the 2000s and 2010s across four interconnected villages. The developer built around the principles of new urbanism: narrow streets designed to slow traffic, alleys that move garages to the rear so front porches face neighbors rather than driveways, a walkable town center with retail and green space, and connectivity between villages by trail and sidewalk. Victoria Trails Golf Course
The Victoria Trails Golf Club is the community's recreational centerpiece — an 18-hole championship layout that winds through the northern portion of the development. The course plays to approximately 7,000 yards from the tips and incorporates natural wetlands and mature oak canopy that predate the community's development. It is a semi-private club open to residents and non-residents alike, with a full pro shop and clubhouse. Homes along the fairways command a modest premium over comparable non-golf lots. The primary amenity center serves Victoria Park and Victoria Trails residents and features a large resort-style pool, fitness center, and event space. Victoria Gardens — the gated 55-and-over village on the community's southeast side — has its own dedicated clubhouse with an indoor pool, tennis courts, billiards room, and an active social calendar. Victoria Gardens homes are almost exclusively one-story floor plans ranging from the mid-$300Ks to the low $500Ks, and the village has developed a reputation as one of Volusia County's most socially active 55+ communities. Schools
Victoria Park feeds into Volusia County Schools — one of Florida's larger school districts, serving approximately 63,000 students across Volusia County. Elementary-age children in most of the development are zoned for Freedom Elementary School, which opened in 2007 partly to serve the Victoria Park influx and has maintained solid ratings. Middle schoolers feed to Deland Middle School, and high school students attend Deland High School, a historically significant campus in downtown DeLand. Deland High has been improving its academic profile over the past decade, with expanded AP offerings and a growing dual-enrollment program with Stetson University, which is headquartered six blocks from the high school campus. For regional commutes, I-4 access at Exit 116 (Orange Camp Road) or Exit 118 (Saxon Boulevard / DeLand) puts Daytona Beach 15–20 minutes east and Orlando's northern suburbs 35–45 minutes southwest in normal traffic conditions. US-92 provides a secondary corridor toward Daytona Beach and the coast. Sanford/Lake Mary's employment corridor is approximately 30–40 minutes south via I-4. The community's proximity to both I-4 and downtown DeLand makes it one of the more logistically flexible addresses in Volusia County — close enough to beaches and Orlando without being dominated by tourist traffic.

Victoria Park homes sell in a range spanning the upper $300Ks for smaller attached townhomes and older Victoria Park originals up to $580K–$600K for newer Victoria Trails construction on larger lots. The community has held value well relative to other Volusia County developments because the amenity infrastructure and new-urbanist design attract buyers who comparison-shop with newer Orlando suburban communities and find Victoria Park favorable on price per square foot. Resale inventory turns over steadily. Victoria Gardens 55+ homes tend to sell slightly faster due to concentrated buyer demand in that segment and a limited supply of 55+ communities in the DeLand area. The DeLand market broadly has seen increased interest from remote workers and Orlando-area residents priced out of Seminole and Orange Counties; Victoria Park's combination of lifestyle amenities and I-4 access makes it a primary beneficiary of that inflow.
