A brief history

Phillips Grove was delivered starting in 2017 by Toll Brothers on a large infill parcel off Apopka-Vineland — one of the last sizeable development sites remaining in the Dr. Phillips school zone. Unlike the surrounding 1980s–1990s custom-lot communities, Phillips Grove is a builder-delivered production community with a fixed plan menu (typically six to ten floor plans), which is why homes read as more uniform than neighboring Dr. Phillips pockets. Build-out ran from 2017 through about 2022. Because the home stock is new, there's been very little rebuild or major renovation activity — most sales are still original-owner resales of nearly-new homes.

What it's like to live here

Phillips Grove has a distinctly newer, production-built feel compared to the rest of Dr. Phillips — think transitional-traditional architecture (cedar shake accents, stone veneer, architectural shingle roofs) rather than the Mediterranean vocabulary of the early-2000s communities. The community skews family-heavy, partly because the home sizes (4–5 bedroom, 3,500–5,000 square foot) were priced into the Dr. Phillips school zone at a lower entry point than Phillips Bay or Vizcaya. There's an active amenity center with pool, fitness room, and community events. Streets are wide, sidewalks are on both sides, and the interior feels walkable.

Transitional-traditional production homes from Toll Brothers, built 2017–2022. Stone veneer, cedar shake accents, architectural shingle roofs. Typical home 3,500–5,000 square feet, 4–5 bedrooms, 3-car garage. Lots 0.15–0.30 acre — tighter than older Dr. Phillips communities by design.

Lifestyle & Amenities

Amenity center with resort-style pool, fitness room, and event lawn. Walking paths, sidewalks on both sides of every street, and a playground. Community-organized events (food trucks, holiday gatherings) are common. The amenity footprint is larger than most Dr. Phillips communities because it was built into the original plan.

HOA Rules & Fees

Monthly dues $275–$375, including amenity center, gate, and common-area landscaping. Active architectural review for exterior changes (paint, landscape, roof). Short-term rentals prohibited; 6-month minimum lease. Because the homes are new, exterior maintenance issues are still rare.

Schools

Zoned for Dr. Phillips Elementary (A-rated), Southwest Middle, and Dr. Phillips High (A-rated) — the reason most buyers chose Phillips Grove at new-build pricing. The First Academy and Orlando Jewish Day School are within 10 minutes.

Access & Commute

Five minutes to Restaurant Row, 10 minutes to I-4 at Sand Lake Road, 15 minutes to Disney, 25 minutes to MCO and downtown Orlando. The Apopka-Vineland gate has light traffic at peak times.

Current median sits in the $1.05M–$1.25M range. Smaller floor plans trade from $800K–$1M; larger estate plans on premium lots run $1.4M–$1.8M. Because the home stock is new and largely uniform, price-per-square-foot is tighter than most Dr. Phillips communities — most sales fall between $310 and $360 per square foot. The premium lot positions (cul-de-sac, extra yard, water view) carry 5–10% over comparable interior lots. Days-on-market has averaged 30–45 days; the community turns over faster than the older gated communities nearby because many original buyers are relocating, empty-nesting, or sizing up.
