A brief history

Parkside was delivered starting in 2014 by national production builders on a large parcel off Apopka-Vineland Road, in the 32836 portion of Windermere. The community filled in one of the last sizeable developable tracts in the Windermere school zone and delivered roughly 320 homes over a build-out that ran through 2020. Plans were drawn from a fixed menu across several builders, which is why the community reads as more architecturally uniform than the older Windermere custom communities nearby. Because the home stock is new, there's been essentially no rebuild activity and only a light layer of custom upgrades to original finishes.

What it's like to live here

Parkside has the feel of a modern amenity-driven gated community — the kind of place buyers choose when they want Windermere school zoning and a resort lifestyle at a lower entry point than Keene's Pointe or Tildens Grove. The amenity center is the daily-use heart: resort-style pool with lap lanes, fitness room, playground, clubhouse, and an event lawn. Architecture is transitional-traditional (stone veneer, architectural shingle, stucco accents) rather than the Mediterranean vocabulary of the older Windermere communities. Streets are wide with sidewalks on both sides. Lots run 0.15 to 0.3 acre — tighter than older Windermere communities by design.

Transitional-traditional production plans delivered 2014–2020 by multiple national builders. Stone veneer, stucco, architectural shingle roofs. Main homes 3,000–4,800 square feet, 4–5 bedrooms, 3-car garage. Lots 0.15 to 0.3 acre.

Lifestyle & Amenities

Staffed gate during peak hours (keypad after), resort-style pool with lap lanes, fitness room, playground, clubhouse, event lawn. Active community event calendar. The amenity center is heavily used by family residents.

HOA Rules & Fees

Monthly dues $275–$400 including gate and amenity center. Active architectural review for all exterior changes. Short-term rentals prohibited; 6-month minimum lease. Because the homes are new, exterior maintenance issues are still uncommon.

Schools

Zoned for Windermere Elementary (A-rated), Bridgewater Middle (A-rated, STEM magnet), and Olympia High (A-rated). Windermere Prep (private) is 10 minutes.

Access & Commute

Five minutes to Restaurant Row via Apopka-Vineland, 10 minutes to Disney, 12 minutes to the 429, 25 minutes to MCO, 30 minutes to downtown Orlando.
