Background

A brief history

Phillips Cove was developed in the early 2000s on a mid-sized parcel near the south end of Apopka-Vineland. Build-out ran from 2003 through 2010, delivered by regional production builders with a plan menu of five to eight floor plans. The community was laid out with a single staffed gate, a shared amenity center (pool, playground, fitness room), and interior streets designed for low through-traffic. A wave of renovations has moved through the community since 2017 as original owners sold to second-generation buyers.

The feel

What it's like to live here

Phillips Cove sits squarely in the mid-price band of Dr. Phillips gated communities — below Phillips Landing and Vizcaya on price, above Sand Lake Cove and Orange Tree on amenity and gating. The interior has a suburban family feel: sidewalks on both sides, kids walking to the community pool, school buses at the gate. Architecture is early-2000s production traditional with a Mediterranean lean (stucco and tile on most plans). Lots run 0.18 to 0.3 acre. The amenity center is the daily-use draw — pool, playground, small fitness room, and an open lawn that hosts community events.

Market Commentary

What the market is doing

Current median trades in the $820K–$930K range. Smaller 3-bedroom plans move $650K–$800K. Larger 4–5 bedroom plans with renovations trade $950K–$1.3M. Price-per-square-foot runs $250 for dated originals to $310 for renovated. Renovation status and lot size are the two biggest value drivers; the community's pricing is notably sensitive to kitchen and primary bath updates. Days-on-market has averaged 30–45 days.
