The Sand Lake Chain runs through the heart of the community — Big Sand Lake, Little Sand Lake, and Lake Serene — with dockable lots in Phillips Landing, Vizcaya, and Sand Lake Sound. Bay Hill anchors the south end with Butler Chain frontage and Arnold Palmer's home club hosting the PGA Tour every March. The housing stock runs from guard-gated Mediterranean enclaves like Vizcaya and Orange Tree to the no-HOA freedom of Sand Lake Hills, where a 1985 custom home on a half-acre with mature oak canopy gives you the rare chance to renovate on your terms. Entry is around $750K for a true single-family; the serious luxury plays start in the $1.2M–$2M range.

The buyers I work with here fall into a few predictable types. Disney and Universal executives who need 10–15 minutes to the employee gate and want their kids in the Dr. Phillips High Visual and Performing Arts Magnet — one of the only HS-level VPA programs in the state, with Wayne Brady and Joey Fatone on the alumni board.
