A brief history
Phillips Landing was platted in the early 1990s as one of Dr. Phillips' first true gated communities, on a stretch of land between Apopka-Vineland Road and the south side of Big Sand Lake. The developer took a site that had been citrus grove and lake frontage and routed streets around a series of small interior finger coves off the main lake, which is why so many interior homes have water views even when they aren't true main-lake lakefront. Original build-out ran from 1993 through about 2005, with a slow infill of custom rebuilds in the 2010s. Today about 10% of the community's original homes have been torn down and replaced with new custom builds — a trend that's accelerating as the 1990s Mediterraneans hit the end of their first life cycle.

What it's like to live here
Phillips Landing sits in a quiet middle ground between old-Florida non-gated Bay Hill and the newer gated enclaves. The main gate is staffed, but the tempo is suburban-familiar rather than resort-grand. Streets are laid out as loops with cul-de-sacs, which means very little through-traffic and kids regularly ride bikes and scooters on the interior roads. The architectural mix skews 1990s–early-2000s Mediterranean with tile roofs and stucco, with a growing share of 2018+ transitional and modern-farmhouse rebuilds. Lots run 0.3 to 0.8 acre on the interior and up to 1 acre on Big Sand Lake. The community has a shared boat ramp onto Big Sand Lake — one of its biggest daily-use amenities — plus a small park and picnic area.

Guarded gate, community boat ramp onto Big Sand Lake, neighborhood park, and walking paths. No community pool or clubhouse — residents typically hold separate memberships at Bay Hill, Isleworth, or the Ritz-Carlton Orlando. The lake access is the defining amenity: Big Sand Lake connects to the Butler Chain via a short canal run.
HOA Rules & Fees
Monthly dues typically $225–$400 depending on section. Active architectural review for all exterior changes (paint, roof, landscape). Short-term rentals prohibited; standard 7-month minimum lease. Boat lifts and new docks require HOA approval with a 3-to-5-week review window.
Schools
Zoned for Dr. Phillips Elementary (A-rated), Southwest Middle, and Dr. Phillips High (A-rated) — the same strong assignment as Bay Hill and Sand Lake Hills. The First Academy (private) and Orlando Jewish Day School are within 10 minutes.
Access & Commute
Four minutes to Restaurant Row via Apopka-Vineland. Ten minutes to I-4 at Sand Lake Road. Fifteen minutes to Disney. Twenty-five minutes to downtown Orlando and MCO. The Apopka-Vineland gate backs up mildly during school drop-off (7:30–8:15 a.m.).
