A brief history

Phillips Bay was platted in the mid-2000s as one of Dr. Phillips' first truly gated, low-density luxury communities. The site — a cluster of interior lakes just off Turkey Lake Road and five minutes from Restaurant Row — had been held for decades as citrus and scrub before the community was subdivided. Roughly 60 to 80 custom lots were released, the majority of them on or around the interior lake system the community is named for. Most homes were built between 2006 and 2018, largely as one-off customs rather than builder production plans, which is why Phillips Bay reads as a collection of individual estates rather than a tract community.

Phillips Bay is what a lot of clients ask for when they say they want 'Isleworth quality without the drive.' The community is quiet, gated, tightly controlled architecturally, and genuinely new — almost every home is under 20 years old and was built to current luxury standards. Streets are short and loop around the interior lake rather than running through-traffic. Lots are generous (half-acre to over an acre), with most lakefront parcels including private docks on the interior lake system. The architectural vocabulary is predominantly Mediterranean and transitional-contemporary, with a small share of Georgian and modern-farmhouse.

Residents typically carry memberships at Bay Hill, Isleworth, or the Ritz-Carlton Orlando. The interior lake system supports kayaking, paddleboarding, and small-motor fishing (no large wake boats).

Monthly dues $500–$800. Single gated entrance with keypad and camera. Strict architectural review for all exterior changes, including paint and landscape. Short-term rentals prohibited; 90-day minimum lease in most sections.
