A brief history
Ruby Lake was delivered by Lennar starting in 2016 on a large parcel near the I-Drive South corridor, at the southern edge of the Dr. Phillips school zone. The site — anchored by a small interior lake — supported a mix of single-family detached and townhome-style plans, with the single-family inventory forming the core of the community. Build-out ran from 2016 through 2022. Because the community is new, it has seen essentially no rebuilds and very few major renovations — the sales market is almost entirely original-owner resales of nearly-new homes.

What it's like to live here
Ruby Lake has the feel of a modern amenity-driven community rather than an old Dr. Phillips neighborhood. The amenity center is the daily-use heart — resort-style pool with lap lanes, fitness room, playground, and a walking trail loop around the interior lake. Architecture is newer transitional-traditional (stone veneer, architectural shingle, stucco accents), which visually distinguishes it from the 1990s–2000s Mediterranean inventory across the rest of Dr. Phillips. Streets are wider, lots are tighter (0.12 to 0.22 acre), and the community skews young-family — a reasonable share of residents are relocation buyers from out of state drawn by the Dr. Phillips school zoning at a more attainable price point.

What the market is doing
Current median trades in the $850K–$950K band. Smaller 3-bedroom plans move $650K–$800K. Larger 5-bedroom estate plans trade $1M–$1.4M. Because the community is young and largely uniform, price-per-square-foot is narrow — $255 to $305 captures most sales. Lot position matters more than renovation status (there are few renovations to compare): lakefront and lake-view lots carry a 10–15% premium over interior lots. Days-on-market has averaged 30–45 days.
