What buyers are asking

What is the median home price in Orlando right now?
Orlando's median single-family list price has held in the low-to-mid $400,000s through 2026. Live figures from the Stellar MLS appear on this page when the feed is available.
Are home prices going down in Orlando?
Orlando prices have been flat to slightly down since 2024 as inventory recovered and 6.5% to 7% mortgage rates thinned the buyer pool. Sellers are cutting list prices and paying concessions far more often than in 2021 and 2022, but a broad crash has not happened: Central Florida keeps adding jobs and residents, and well-priced homes in Dr. Phillips, Windermere, Winter Park and Lake Nona still sell. Expect a slow market with more negotiating room rather than falling values across the board.
What does a $450,000 Orlando home cost per month?
At this week's 7.32% average 30-year rate with 10% down, principal and interest on a $450,000 home is about $2,782. Add roughly $563 for property taxes, $250 for insurance and any HOA or PMI.
Is now a good time to buy in Orlando?
For buyers who plan to stay five or more years, 2026 offers more inventory, more seller concessions, and less competition than any year since 2019. The trade-off is the rate. Many buyers negotiate a seller-paid rate buydown or plan to refinance; our Rent vs. Buy and Rate Buydown calculators show the math for your numbers.
