Waterford Lakes is east Orlando's most complete master-planned community, and what makes it work — unlike a lot of communities that claim that designation — is the retail anchor. Waterford Lakes Town Center draws 14 million visitors a year and sits three miles south of UCF's main campus, which means the grocery trip, the dinner out, and the Saturday errand run are all walkable or a two-minute drive. Timber Creek High School is ranked second in Orange County and consistently in the state's top tier on academic metrics, which drives family demand from buyers who have done the school research and know the difference between the Orange County options. Central Florida Research Park, twelve minutes north on Alafaya Trail, employs Boeing, Northrop Grumman, Raytheon, and L3Harris on over a billion dollars in annual federal contracts — the defense-tech professional community that lives in the 32828 ZIP and commutes north on Alafaya is one of the most economically stable buyer profiles in east Orange County.
The housing itself is 1990s-to-early-2000s concrete block construction — 25 sub-neighborhoods under one master HOA, with pool lots, conservation-back parcels, and the Waterford Chase gated sections commanding a premium over the unimproved stock.
