Celebration

Celebration is the only community in the country where Robert A. M. Stern and Michael Graves designed the public buildings, every house is required to have a front porch, garages hide on rear alleys, and a Robert Trent Jones Sr./Jr. golf course sits between you and the highway. Disney announced it in 1991, opened it in 1996, sold the commercial holdings in 2004, and then walked away from residential governance — leaving behind one of the most thoroughly executed New Urbanist experiments in the United States. The Pattern Book controls six approved architectural styles down to acceptable paint palettes and decorative trim details. Market Street and Front Street form a brick-paved, palm-lined town center where Columbia Restaurant's Tampa institution, Cafe D'Antonio's outdoor promenade, and the Celebration Town Tavern's New England seafood give you a genuine dining core within walking distance of most villages. Celebration K-8 and Celebration High School are both FDOE A-rated; Celebration High runs a fully authorized IB World School program. Short-term rentals are prohibited in most villages — a deliberate policy that keeps the resident-to-investor ratio high and maintains the neighborhood character that Disney originally designed.

The buyer pool here is more specific than people assume. Disney cast members and executives represent the largest single group — the commute to the main gate is five to ten minutes and they already know the address. Walkable-town families who want to put kids on bikes to school in a community designed for that exact purpose. Remote workers who discovered post-2020 that a golf-cart community with 23 miles of greenway trails and a weekly Sunday farmers market was not a bad place to spend a Tuesday afternoon. And second-home snowbirds who want HOA consistency, proximity to the airport, and a community that won't deteriorate while they're away for seven months. If a buyer needs short-term rental income, I'll redirect them to ChampionsGate. If they want Disney's own ultra-luxury product, I'll show them Golden Oak. For everyone else who wants to actually live in a planned town that functions the way planned towns are supposed to function, Celebration delivers.
