Oviedo is where I send families who have decided on Seminole County schools but balked at Lake Mary pricing. You get the same A-rated district, and Oviedo High's STEM magnet is one of the strongest programs in the county, which matters to the engineering-minded parents who buy here. The location is the other half of the story: sitting at I-4 and SR-417, this is genuine tech-corridor real estate, with eight-to-fifteen-minute runs north to the Lake Mary employment parks rather than a slog into downtown.

The housing leans master-planned and newer, with Stillwater anchoring the amenity-rich top of the market and a walkable Town Center giving remote workers and empty-nesters a mixed-use option. Established neighborhoods near the schools offer mature trees and renovation upside for buyers who value character over a fresh build. I think of Oviedo as the balanced, growth-and-stability play between pricier Lake Mary and the faster-but-thinner suburbs further out. If you want larger lots in the same district, neighboring Winter Springs is the natural cross-shop.
