Horizon West is the most ambitious planned community in Central Florida's history, and after twenty-five years of execution, the vision has largely delivered. Former citrus groves destroyed by the 1989 freeze became 38 square miles of interconnected villages built around New Urbanist principles — connected street grids, walkable village centers, preserved lake frontage, and a town-center district at Hamlin anchored by Lake Hancock. SR-429 is the infrastructure that makes the whole thing work: Disney's western entrance is seven miles from Hamlin Town Center, the exchange is less congested than anything on the I-4/192 tourist corridor, and commuters heading downtown are on the 429 to I-4 in minutes. The school system is genuinely competitive — Summerlake Elementary, Bridgewater Middle, and Horizon High School are all A-rated, serving a community with above-average household incomes and a notably young demographic.

The buyer I typically see here is either a Disney cast member or Disney corporate employee who has done the math on the western entrance commute, or a professional family that priced out of Dr. Phillips and found that Horizon West delivers comparable school quality and newer construction at a meaningful discount. The village structure matters — Hamlin Town Center's walkable retail core is a genuine lifestyle differentiator, Waterleigh's resort-style amenities cater to the amenity-first buyer, and Summerport's older phases offer more established streetscaping and mature landscaping at lower price points. The honest trade relative to Dr. Phillips is mature trees and the Restaurant Row ecosystem; Horizon West wins on new-construction quality, lower entry pricing, and the Disney commute story. CDD fees are real carrying costs and vary significantly by village — buyers should understand that number before comparing sticker prices.
