Ryan's Take on College Park

College Park is what Orlando residents move to when they're tired of driving everywhere. Platted in the 1920s boom with streets named for universities, it's fully built out, supply-constrained, and protective of its character — there's no HOA, but the neighborhood association watches demolition permits closely and has blocked teardowns that would harm the streetscape. The draw is specific: pre-war Craftsman bungalows on brick side streets under an eighty-to-hundred-year oak canopy, ten minutes from downtown.

Edgewater Drive is the living room — a mile and a half of almost entirely independent restaurants, anchored by places like K Restaurant and Gabriel's, which has run since 1958. Dubsdread, the oldest public course in Central Florida, lets you buy the golf-lifestyle address without a private-club initiation. This is a hundred-percent resale market with original-floor and period-renovation premiums, and Lake Adair sees only a handful of waterfront sales a year. Buyers who want newer construction and master-planned amenities should compare Baldwin Park; those chasing pure walkable nightlife look at Thornton Park.
