Background
A brief history
Windermere Trails was developed starting in 2013 by multiple production builders on a large Horizon West parcel just north of Summerport. The plan called for roughly 1,050 homes delivered over multiple builder phases plus a shared amenity center with pool, clubhouse, parks, and trails. Build-out ran from 2013 through 2020. The community was designed as a mid-price family-oriented Horizon West option — priced below Waterleigh and Summerport on most plans and targeted at young families relocating to the Horizon West school triangle.
The feel
What it's like to live here
Windermere Trails has the feel of a modern Horizon West production family community — wide streets, sidewalks on both sides, a resort amenity center that gets real daily use, and an active community event calendar. Architecture is transitional-traditional across multiple builders; visually cohesive without being identical. Lots run 0.10 to 0.18 acre — small by Windermere standards but typical for Horizon West. The resident base skews young family, with a meaningful share of Disney-employed and relocation households. Walking and biking within the community is strong; cars are required for essentially everything outside the community.

Market Commentary
What the market is doing
Current median trades in the $650K–$720K band. Smaller 3-bedroom plans move $500K–$600K. Larger 5-bedroom estate plans trade $780K–$950K. Price-per-square-foot runs $220 to $255. Lot position (pond view, cul-de-sac) drives most of the spread. Days-on-market has averaged 25–40 days — the community turns over faster than most because the price point sits in a highest-demand band for Horizon West school-zone buyers.
