A brief history
Waterleigh was developed starting in 2015 by D.R. Horton on one of Horizon West's largest remaining parcels. The plan called for roughly 2,100 homes delivered over multiple phases with four separate amenity centers, each serving a different residential village within the community. Build-out has run from 2015 through the present, with the final phases still delivering. The community's scale — about 2,100 homes across multiple villages — puts it among the largest master-planned communities in the Horizon West / Windermere area. A short waterfront boardwalk on one of the interior lakes was added in 2018.

What it's like to live here
Waterleigh has the feel of a large, amenity-dense production community — the trade for scale and amenity is tighter lots and more architectural uniformity than older Windermere communities. The four amenity centers distribute residents across the community so no single pool or clubhouse gets overcrowded. Streets are wide with sidewalks on both sides. Lots run 0.10 to 0.22 acre, small by Windermere standards but typical for Horizon West. The resident base is heavily family with a meaningful share of Disney-employed households and relocation buyers. The lakefront boardwalk and the walking trails connecting the amenity centers are daily-use draws.

Three minutes to the 429, 10 minutes to Disney, 25 minutes to Restaurant Row, 30 minutes to Windermere downtown, 40 minutes to MCO and downtown Orlando. The 429 expansion has meaningfully improved north-south commute access.

Current median trades in the $680K–$780K band. Smaller 3–4 bedroom plans move $500K–$650K. Larger 5-bedroom estate plans on premium lots trade $850K–$1.1M. A handful of lakefront or preserve-view plans have closed $1.1M–$1.2M. Price-per-square-foot runs $215 to $275. Lot position (preserve view, pond view, cul-de-sac) drives most of the spread.
