A brief history
Summerport was one of the earliest Horizon West master-planned communities, developed starting in 2004 by Crescent Resources on a large parcel fronting Lake Hancock. The plan called for roughly 1,250 homes delivered over multiple builder phases, a village-style town center with retail and restaurants, a lakefront community park with boat ramp, and an extensive trail network connecting the community's residential villages. Build-out ran from 2004 through 2015. The community is often cited as one of the more successful New Urbanist-inspired master plans in Central Florida — pedestrian streets, narrow front setbacks, rear-loaded garages in the village-core sections.

Summerport has a distinct feel compared to the older Windermere and Dr. Phillips communities — New Urbanist streetscapes, a walkable village center (pharmacy, dental, coffee shop, Italian restaurant, boutique fitness), and an active community calendar built around the town-center lawn. The resident base skews family-heavy, with a meaningful share of Disney-employed households and relocation buyers drawn by the combination of Horizon West amenity density and Olympia High School zoning. Architecture is production traditional in the residential villages, with varied setbacks and lot sizes depending on phase. Lot sizes range from 0.10 acre in the village core to 0.3+ acre on the lakefront and preserve sections.
