Background

A brief history

Sanctuary at Twin Waters was delivered starting in 2015 by national production builders on a Windermere infill parcel with two small interior ponds — the 'twin waters' the community is named for. Roughly 190 single-family lots were released along with a shared amenity footprint (pool, clubhouse, playground, walking trail loop around the ponds). Build-out ran through about 2021. Because the home stock is new, there's been no rebuild activity and only light original-finish upgrades so far.

The feel

What it's like to live here

Sanctuary at Twin Waters has the feel of a modern amenity-driven community in the Parkside and Phillips Grove mold — family-heavy, walkable interior, resort-style pool, active community calendar. Architecture is transitional-traditional (stone veneer, stucco accents, architectural shingle roofs) rather than the Mediterranean vocabulary of the older Windermere communities. The two interior ponds and the walking trail loop around them are the defining visual and daily-use amenity — residents walk dogs around the loop morning and evening. Lots run 0.15 to 0.3 acre. The resident base skews young family and relocation buyers.
