Background

A brief history

Vizcaya was platted in 2001 across 85 acres of lakefront land touching Big Sand Lake, Little Sand Lake, and Lake Serene — the connected three-lake system known as the Sand Lake Chain. It was one of the last major lakefront parcels available in Dr. Phillips when the community broke ground. The developer leaned hard into a Mediterranean design standard — tile roofs, stucco exteriors, arched entries, circular drives — and the architectural review board enforced it consistently through the build-out, which ran through about 2012. The result is one of the most visually coherent gated communities in Dr. Phillips: walk or drive any interior street and the architectural vocabulary is unmistakable. A small wave of 2020+ teardowns has introduced a handful of transitional rebuilds, but the overall Mediterranean character remains dominant.

Vizcaya is the Dr. Phillips answer for buyers who want Sand Lake Chain frontage with a younger, more architecturally controlled community than Bay Hill offers. The gate is staffed during peak hours and keypad-access after. Streets loop around interior parcels and back onto the community's lakefront — homes front Big Sand Lake, Little Sand Lake, or Lake Serene depending on the section. Lots run 0.3 to 0.7 acre on the interior and up to 1 acre on true lakefront. The community operates a shared boat ramp and waterfront common area, which gives even non-lakefront owners usable lake access — a differentiator from most Dr. Phillips communities.
