Background

A brief history

Vizcaya was platted in 2001 on the south shore of Big Sand Lake, one of the last major lakefront parcels available in Dr. Phillips when the community broke ground. The developer leaned hard into a Mediterranean design standard — tile roofs, stucco exteriors, arched entries, circular drives — and the architectural review board enforced it consistently through the build-out, which ran through about 2012. The result is one of the most visually coherent gated communities in Dr. Phillips: walk or drive any interior street and the architectural vocabulary is unmistakable. A small wave of 2020+ teardowns has introduced a handful of transitional rebuilds, but the overall Mediterranean character remains dominant.

The feel

What it's like to live here

Vizcaya is the Dr. Phillips answer for buyers who want Big Sand Lake access with a younger, more architecturally controlled community than Bay Hill offers. The gate is staffed during peak hours and keypad-access after. Streets loop around interior parcels and back onto the community's Big Sand Lake shoreline, which supports private docks and shared boat slips on the deeper sections. Lots run 0.3 to 0.7 acre on the interior and up to 1 acre on true lakefront. The community operates a shared boat ramp and waterfront common area, which gives even non-lakefront owners usable lake access — a differentiator from most Dr. Phillips communities.

The details

What to expect

Architecture & Lots

Heavily Mediterranean revival — tile roofs, stucco, arched entries, circular drives — by design and architectural review. Main homes 3,800–7,500 square feet. A minority of 2020+ transitional rebuilds. Interior lots 0.3–0.7 acre; lakefront lots up to 1 acre.

Lifestyle & Amenities

Guarded gate (peak hours), shared boat ramp onto Big Sand Lake, waterfront common area with dock slips, community pool and clubhouse, tennis courts. The lake access is the defining amenity — Big Sand Lake connects to the Butler Chain via a short canal and supports ski boats, pontoons, and jet skis.

HOA Rules & Fees

Monthly dues $350–$550. Active architectural review — exterior changes (paint, roof, landscape, fencing) require pre-approval with typical 3-to-5-week review. Short-term rentals prohibited; 7-month minimum lease. Boat slip assignments are separate from home ownership in some sections.

Schools

Zoned for Dr. Phillips Elementary (A-rated), Southwest Middle, and Dr. Phillips High (A-rated). The First Academy is 10 minutes.

Access & Commute

Four minutes to Restaurant Row, 10 minutes to I-4, 15 minutes to Disney, 25 minutes to MCO and downtown Orlando. The Apopka-Vineland gate can back up during peak drop-off — the secondary entrance is faster.

Market Commentary

What the market is doing

Current median sits in the $1.8M–$2.1M band. Interior non-waterfront homes trade $1M–$1.8M depending on renovation. Homes with protected water views move $2M–$2.8M. True Big Sand Lake lakefront with private docks trades $3M–$4M. The three biggest value drivers are direct lake frontage, private dock presence, and whether the home has been renovated from its original early-2000s finishes. Price-per-square-foot runs $320 for dated originals and $450+ for renovated or new-build lakefront homes.
