A brief history
The Palms was platted in 1997 on a small parcel immediately adjacent to Bay Hill, on the Dr. Phillips side of Apopka-Vineland. The developer released roughly 70 lots as custom builds, most of which were completed between 1998 and 2007. The community was designed with a single gated entrance and a compact interior loop — no through-traffic, no large amenity footprint, and a tight architectural review that kept the build-out visually coherent. A minority of homes have been renovated or rebuilt since 2018, but the community still largely reflects its original late-1990s Mediterranean character.

The interior is a single loop with short cul-de-sac spurs. Lots run 0.35 to 0.7 acre, generous by this part of Dr. Phillips. Architecture is predominantly Mediterranean revival with tile roofs, stucco, and circular drives. The community has one of the highest percentages of long-tenured residents in Dr. Phillips — turnover is slow, which limits resale inventory but builds strong neighborhood familiarity.
