A brief history
Wexford was developed in the late 1990s as a small boutique gated community — one of several infill luxury projects that filled in the last large parcels between Dr. Phillips Boulevard and Turkey Lake Road. The developer released roughly 50 half-acre-plus custom lots, most of which were built out between 2000 and 2010 as one-off customs rather than production homes. The community's small footprint means it has stayed off the radar of most out-of-market buyers, which has kept turnover modest — typically only two to four sales a year. Because the original build era was concentrated and the lots are generous, Wexford has the coherent feel of a single-vintage community rather than the architectural mash-up of older Dr. Phillips neighborhoods.

Wexford feels like the Dr. Phillips version of a quiet Windermere enclave — gated, low-density, and tightly controlled architecturally, but without the Windermere drive. The gate is keypad-access rather than staffed. Streets are short loops with no through-traffic. Lot sizes start at 0.5 acre and run up to 0.9 acre on the best parcels, which is generous for this part of Dr. Phillips. Architecture is predominantly Mediterranean and traditional with tile roofs, stucco, and circular or side-entry driveways. A few 2018+ rebuilds have introduced transitional styles but not enough to shift the community's visual character.
