A brief history
Emerald Pointe was developed in the mid-1990s on a mid-sized parcel near Sand Lake Road, one of the wave of small gated communities that followed the success of Phillips Landing. About 90 lots were released and built out between 1996 and 2004, mostly as custom builds on quarter- to half-acre parcels. The community was designed with a single staffed gate and a compact interior loop, so through-traffic is essentially zero. A handful of teardown rebuilds since 2018 have refreshed select homes, but the majority of the community still reflects its original 1990s architectural character.

Emerald Pointe is one of those small Dr. Phillips gated communities that residents love precisely because it doesn't have the scale of Phillips Landing or the architectural scrutiny of Vizcaya. The interior is a single loop with shorter cul-de-sac spurs; you can walk the whole community in 15 minutes. Mature landscaping — much of it 25+ years old — gives the streets a settled, private feel. Homes run 3,000 to 5,000 square feet in a mix of Mediterranean, traditional, and a few French-provincial customs. Lot sizes are consistent in the 0.3 to 0.5 acre range, with a handful of premium interior-view parcels.
