Background

A brief history

Reserve at Phillips Cove was developed in 2002 as a small infill gated community adjacent to the older Phillips Cove subdivision. Roughly 50 lots were released as custom builds on half-acre-plus parcels, with most build-out completing between 2003 and 2010. The community was designed as a higher-end counterpart to the production-style Phillips Cove next door — gated, architecturally controlled, and larger-lot. Sales turnover is thin, typically one to three per year.

The feel

What it's like to live here

Reserve at Phillips Cove is a small quiet community that most out-of-market buyers don't know exists — the kind of Dr. Phillips pocket that residents keep to themselves. The gate is keypad. The interior is a single short loop with cul-de-sac spurs. Lots run 0.45 to 0.8 acre. Architecture is tile-roof Mediterranean and traditional estate, with a minority of transitional rebuilds. The community has no pool or clubhouse by design — residents typically hold memberships at Bay Hill or Ritz-Carlton Orlando.

What the market is doing

Current median trades in the $1.5M–$1.75M band. Smaller interior homes move $1.1M–$1.45M. Well-renovated larger homes run $1.6M–$2M. A handful of recent rebuilds on best-in-community lots have closed $2.1M–$2.4M. Price-per-square-foot runs $335 for dated originals to $425 for renovated. Inventory is chronically thin — off-market sales through local broker relationships are common.
