Background

A brief history

Lakes of Windermere was developed starting in 2002 as a master-planned community by Ashton Woods Homes on the southern shores of the 93-acre Lake Sawyer. The initial phases established the community's Victorian and Craftsman architectural vocabulary, emphasizing front porches, tree-lined streets, and traditional neighborhood design. Approximately 606 homesites were ultimately platted across multiple sections. Build-out continued steadily through 2006, with new construction resuming in 2020 when Ryan Homes entered the community with modern floor plans while respecting the established architectural language. The community represents a successful blend of early-2000s master-planning with contemporary construction and design standards.

The feel

What it's like to live here

Lakes of Windermere reads as a traditional neighborhood designed with walkability in mind. Wide streets with mature palm and oak canopy, front porches on all homes, and a strong visual language of Victorian, Craftsman, and Classic styles create a cohesive community feel. Lot sizes typically range 0.35–0.65 acre, with homes sited close enough to streets to encourage neighborly interaction but with adequate landscaping for privacy. The centerpiece is Lake Sawyer — a 93-acre lake providing fishing access, scenic views, and a focus for community gathering. The resort-style pool complex with splash pad is well-maintained and active year-round. Walking and biking trails wind through the community; residents genuinely use them. Disney fireworks are visible from most of the western section on clear nights.
