Background

A brief history

Glenmuir was developed by Pulte Home Builder starting in 2001, platted as a gated community off Winter Garden Vineland Road adjacent to the Reserve at Lake Butler Sound. Approximately 230 homes were subdivided across the community, with the majority of construction occurring between 2001 and 2003. The design emphasized Mediterranean-style architecture with tile roofs and traditional Florida elevation treatments. The community was built with significant water features — ten interior ponds — providing both aesthetic value and stormwater management. Build-out was essentially complete by 2006, with turnover driven by second-home sales and family moves.

The feel

What it's like to live here

Glenmuir feels like a mainstream family subdivision elevated by thoughtful amenities and gating. The ten ponds provide visual interest from many homes and create gathering points for residents. Lot sizes generally run 0.4 to 0.8 acres, with homes sited to take advantage of water views or preserve canopy. The architectural palette is consistent Mediterranean — tile roofs, stucco, and warm earth tones — though not as heavily enforced as in smaller enclaves. Streets are lined with mature palms and oaks planted during initial landscaping. The community pool is central, with basketball courts, volleyball, soccer field, and playgrounds nearby. Residents recognize each other; it reads as a close-knit neighborhood rather than a large subdivision.

The details

What to expect

Architecture & Lots

Mediterranean style with tile roofs predominates. Homes range 2,000–3,600 square feet across one and two-story plans. Most lots are 0.4–0.8 acres. Many homes have water views or small dock access to ponds. Driveway and landscape standards are enforced; architectural review applies to major exterior changes.

Water Features & Recreation

The community's defining feature is ten interior ponds offering stormwater management and aesthetic water views from most lots. Ponds support bass fishing and are home to egrets, herons, and native waterfowl. Community amenities include lakefront parks, sports court with basketball and volleyball, soccer field, children's playground, pavilion with gazebo, and a community pool.

HOA Rules & Fees

Monthly HOA dues run $300–$500 depending on section. Architectural review required for exterior painting, roofing, landscaping changes, and fencing. Dock access to ponds is available from select lots; additional fees may apply for boat lifts. Short-term rentals are restricted; 30-day minimum lease is standard. Commercial vehicle parking prohibited.

Schools

Zoned for Windermere Elementary and Sunset Park Elementary (depending on section), Bridgewater Middle or Gotha Middle, and Windermere High or Olympia High. Windermere Preparatory School is approximately 5 minutes away for families considering private options.

Access & Commute

Single gated entrance off Winter Garden Vineland Road. Eight minutes to Restaurant Row, 25–30 minutes to downtown Orlando, 15 minutes to Walt Disney World, 30–35 minutes to MCO. The 429 Western Beltway is accessible via Conroy-Windermere Road in about 7 minutes.

Market Commentary

What the market is doing

Current market sits in the $1.2M–$1.8M band for renovated homes, with entry-level water-view townhomes in the $750K–$950K range. Waterfront homes on ponds trade from $1.5M to $2.8M depending on lot size and condition. Homes built in the early 2000s that haven't been updated are now in teardown territory or require substantial renovation. Days-on-market average 30–50 days for homes priced to comps. The community has seen consistent turnover as owners upgrade to larger estates in nearby Keene's Pointe or down to condos elsewhere.
