A brief history
Lake Sheen Reserve was platted in 2001 on the southeast shore of Lake Sheen — one of the thirteen interconnected Butler Chain lakes. The developer took roughly 90 lots, the majority of them direct lakefront or with Lake Sheen access via a shared canal, and released them as custom builds rather than production. Most homes were completed between 2002 and 2013, predominantly in Mediterranean revival and traditional estate vocabulary. Because the lots are generous (most half-acre to a full acre) and the community is small, turnover is slow and inventory is chronically thin — often only three to six sales a year.

Lake Sheen Reserve is a genuine Butler Chain lakefront enclave — the appeal is almost entirely about the lake. Residents boat from their private docks directly onto Lake Sheen and through the canal network to the full chain (Lake Tibet, Lake Butler, and the rest). Streets are laid out as loops backing to the lakefront, with most of the non-waterfront interior lots still carrying water views or shared lake access. Architecture is predominantly Mediterranean and traditional estate, with tile roofs, stucco, and generous outdoor living setups oriented toward the lake. Lots run 0.5 to 1 acre. The community is gated with a staffed peak-hours gate and keypad access after-hours.
