Background

A brief history

Lake Sheen Reserve was platted in 2001 on the southeast shore of Lake Sheen — one of the thirteen interconnected Butler Chain lakes. The developer took roughly 90 lots, the majority of them direct lakefront or with Lake Sheen access via a shared canal, and released them as custom builds rather than production. Most homes were completed between 2002 and 2013, predominantly in Mediterranean revival and traditional estate vocabulary. Because the lots are generous (most half-acre to a full acre) and the community is small, turnover is slow and inventory is chronically thin — often only three to six sales a year.

The feel

What it's like to live here

Lake Sheen Reserve is a genuine Butler Chain lakefront enclave — the appeal is almost entirely about the lake. Residents boat from their private docks directly onto Lake Sheen and through the canal network to the full chain (Lake Tibet, Lake Butler, and the rest). Streets are laid out as loops backing to the lakefront, with most of the non-waterfront interior lots still carrying water views or shared lake access. Architecture is predominantly Mediterranean and traditional estate, with tile roofs, stucco, and generous outdoor living setups oriented toward the lake. Lots run 0.5 to 1 acre. The community is gated with a staffed peak-hours gate and keypad access after-hours.

The details

What to expect

Architecture & Lots

Predominantly Mediterranean revival and traditional estate builds from 2002–2013. A growing minority of 2020+ transitional and modern rebuilds. Main homes 4,500–9,500 square feet. Lots 0.5 to 1 acre. Most lakefront lots include private docks and boat lifts.

Lifestyle & Amenities

Gated entrance, private docks on Lake Sheen, full Butler Chain access via the canal system. The lake is the daily amenity — residents boat, waterski, wakeboard, and fish from their own property. No community pool or clubhouse by design — the trade is lower dues and a quieter community.

HOA Rules & Fees

Monthly dues $300–$500. Active architectural review with emphasis on preserving shoreline and dock aesthetics. Short-term rentals prohibited; 7-month minimum lease. Boat lifts and new dock installations require HOA approval plus county permits with a typical 4-to-8-week review window.

Schools

Zoned for Dr. Phillips Elementary (A-rated), Southwest Middle, and Dr. Phillips High (A-rated). The First Academy is 12 minutes.

Access & Commute

Six minutes to Restaurant Row, 10 minutes to I-4, 15 minutes to Disney, 25 minutes to MCO and downtown Orlando.

Market Commentary

What the market is doing

Current median sits in the $2.4M–$2.9M band. Non-waterfront interior homes with water views trade $1.5M–$2.2M. Direct Lake Sheen lakefront with private docks runs $3M–$4.5M. The handful of recent custom rebuilds on best-in-community lakefront parcels have pushed $4.5M–$5M. Price-per-square-foot runs $380 for dated originals to $525+ for renovated or new-build lakefront. The two largest value drivers are direct lake frontage and whether the home has a boat dock and lift (both typically add 15–25%).
