Lake Ashton was developed by CRF Communities beginning in 2002 on over 1,200 acres of rolling Polk County ranch land fronting the waters of Lake Ashton, positioned midway between Orlando and Tampa in the broad corridor that connects Central Florida's two major metros. CRF's concept was ambitious for the era: a self-contained gated 55+ community large enough to support resort-scale amenities — two full 18-hole private golf courses, a 26,000-square-foot clubhouse, a 30,000-square-foot Health and Fitness Center, a bowling alley, a movie theater, and indoor and outdoor pools — all on one site. Construction continued through the mid-2000s and into the following decade, building out to approximately 1,600 homes across the development's two distinct sections.
The community straddles the boundary between Winter Haven and Lake Wales, which created two separate governance structures. The eastern section — Lake Ashton proper — carries a Lake Wales mailing address and zip code 33859, while the western section — Lake Ashton II — falls within Winter Haven's boundaries and carries zip code 33884. Each section has its own HOA and Community Development District, though residents share all community amenities. The median is running around $374,000 heading into 2026, with homes selling at about 97 cents on the asking dollar and at roughly $137 per square foot. The range is wide — $200,000 to $840,000 — because lot position drives enormous variance here. A 1,400-square-foot home on an interior lot and a 2,900-square-foot home on a premier golf-front or lakefront position are genuinely different products. If you're selling, the single biggest mistake I see is pricing off the wrong comp set — interior lots versus golf-front lots are not interchangeable. Get the analysis right before you list and the right buyers will find you.
