A brief history

Estates at Marsh Landing was developed starting in 1998 on a Dr. Phillips parcel that backs to a preserved wetland system — protected by county conservation overlay from further development, which permanently protects the back-lot views. Roughly 120 custom lots were released and built out between 1999 and 2010, predominantly in Mediterranean and traditional styles. The preserved-view back lots command a meaningful premium within the community. A wave of renovations has moved through the community since 2017 as original owners aged out.

Estates at Marsh Landing has a defining feature that most Dr. Phillips communities don't — a permanently protected natural backdrop. The wetland preserve is visible from a large share of the community's back yards and creates a daily-life sense of quiet and open space that's rare in Dr. Phillips. The gate is keypad. The interior is a loop with cul-de-sac spurs backing to the preserve. Architecture is late-1990s through mid-2000s Mediterranean and traditional with tile roofs, stucco, and circular drives. Lots run 0.3 to 0.6 acre. The community has no pool or clubhouse by design.
