The SR-417 interchange under a mile from the entrance is the primary driver. Lake Nona Medical City — one of the Southeast's fastest-growing healthcare and biotech concentrations — sits about eight miles south. OIA is under six miles. That combination is rare in East Orlando at this price tier.
