Seminole County Public Schools — the primary draw

The communities within Oviedo

Riverside at Twin Rivers: One of Oviedo's most sought-after master-planned communities. Access to the Little Big Econ River and conservation areas, resort-style amenities, active HOA events. $550K–$850K range.

Waterstone: Newer master-planned community with resort pool, fitness center, and community events. Strong family demographic. $450K–$650K.

Alafaya Woods / Alafaya Club: Established communities along Alafaya Trail with good school zone placement and mature landscaping. $400K–$600K.

Chapman Lakes: Well-regarded community with private lake access. $500K–$750K.

Oviedo on the Park: New urbanism-inspired community adjacent to the downtown town center. Townhomes and single-family homes with walkable access to restaurants, farmers market, and community events. $380K–$600K.

Sanctuary / Estates at Sanctuary: Larger-lot communities on Oviedo's perimeter with more rural character while maintaining school zone access. $550K–$1M+.

Oviedo on the Park

The Oviedo on the Park development — a new urbanism town center adjacent to Center Lake Park — has transformed Oviedo's community gathering capacity. Restaurants, a splash pad, festival space, a farmers market, and a programming calendar that draws residents from across the area have made "downtown Oviedo" a real destination rather than an aspirational label.

The town center model demonstrates what thoughtful planning produces: a community that actually uses the gathering space. Oviedo on the Park has events most weekends — holiday festivals, concerts, sports viewings — and a daily user base from the surrounding office and residential development.

Lake Nona / Medical City: 20–25 minutes via SR-417. For Medical City healthcare workers who want SCPS schools, Oviedo is the most convenient premium option.

Downtown Orlando: 25–35 minutes via SR-417 or Alafaya to SR-408.

Sanford employment / Lake Mary: 20–25 minutes via SR-417 north.

Orlando International Airport: 25–30 minutes via SR-417 south.

The SR-417 access is Oviedo's commuter superhighway — it connects in virtually every direction relevant to the metro's major employment centers.
