DeLand is the rare inland Florida town that kept its own bones. As Volusia's county seat and home to Stetson University since 1883, it's a true college town built around an intact Victorian commercial district on Woodland Boulevard, where the 1922 Athens Theatre still anchors three walkable blocks without a chain store in sight. Stetson's law, business, and liberal-arts programs keep the cultural calendar full year-round and supply a steady rental base of faculty and graduate students.

My buyers here usually want character at a price that coastal historic towns can't touch, the kind of Victorian that would cost two to three times as much in St. Augustine. The University District and Historic Downtown command the premium; the Westside and Northside mid-century neighborhoods are where families find value. Architectural review is strict and turnover is slow, so when a good historic home lists, serious buyers move. With I-4 fifteen minutes west and Daytona's beaches twenty-five minutes east, DeLand suits people who want roots and walkability over new construction and HOAs.
