Background

A brief history

Windsong is a private, gated lakefront community developed on the western shore of Lake Maitland in Winter Park, with a smaller presence on adjoining lakes in the chain. The community was developed beginning in the early 2000s on land that had previously been a combination of estate parcels and undeveloped lakefront — one of the last large tracts of prime lake frontage in Winter Park proper. The developer, recognizing the finite nature of the land, positioned Windsong as a true custom-home enclave rather than a production community; lots were sold to individual buyers who then selected their own architects and builders.

The result is a neighborhood of significant architectural variety — Mediterranean villas, French Country estates, Contemporary lake houses, and Traditional colonials — unified by lakefront orientation and the private, gated setting. The community built out across roughly a decade, with the last lots filling in during the 2010s. Because every home is custom, Windsong never had the look of a subdivision; it reads more like a curated collection of estates.

In the years since buildout, several original homes have been torn down and replaced with even larger contemporary builds as the market for ultra-luxury Winter Park lakefront has continued to appreciate. Windsong today represents roughly 100 homes, many of them in the $3 to $8 million range, making it one of the most valuable residential enclaves in Central Florida.

The feel

What it's like to live here

Windsong is private in every sense: gated entry, large lots, and neighbors who value their space and their views. The community feels more like a collection of individual estates than a subdivision, and that is by design. Daily life here revolves around the lake — boating, paddleboarding, sunset views from back terraces, and the occasional neighborhood gathering at the waterfront common areas.

The demographics skew toward established executives, entrepreneurs, and physicians who have moved up from other Winter Park neighborhoods or relocated from other markets. The pace is relaxed but not isolated — Park Avenue is less than ten minutes away, and the Interlachen Country Club is a short drive for members. Residents tend to be deeply invested in Winter Park's civic life and its reputation for cultural amenities.

The details

What to expect

Architecture

Every home in Windsong is individually custom-built — no two are alike. Styles range from Mediterranean and French Country to Contemporary and Traditional, with most homes designed by local architects and built by luxury custom builders.

Waterfront

Windsong sits on Lake Maitland, part of the navigable Winter Park Chain of Lakes. Lakefront homes have private docks; interior lot owners have access to a community boat ramp. The chain connects to Lake Virginia, Lake Osceola, and beyond.

HOA

The HOA is active and well-funded, maintaining the gated entry, common waterfront areas, and community landscaping. Annual dues are in line with what buyers expect at this price point, and the association enforces architectural standards.

Commute

Windsong's Winter Park location puts it 15 minutes from downtown Orlando and the I-4 corridor, 10 minutes from Park Avenue, and about 25 minutes from Orlando International Airport.

Windsong feeds to Lakemont Elementary and Winter Park High School, both among the most desirable public school assignments in Orange County. Many families in the community also utilize area private schools.

Market Commentary

What the market is doing

What I tell buyers looking at Windsong is that this is Winter Park lake frontage in a gated setting — a combination that is essentially impossible to find anywhere else in the market at any price. Non-lakefront lots in the community typically start around $1.5 million for the home; lakefront properties routinely trade between $3.5 and $8 million, and a fully built-out waterfront estate with a newer custom build can exceed that. The market here is thin — maybe 5 to 10 homes change hands in a year — which means buyers need to be patient and sellers need to be realistic about the limited buyer pool.
