Buyers who renovate or rebuild capture strong appreciation because the fundamentals (lot size, trees, lake, school zone) are irreplaceable. The ceiling is around $2.5M for a fully custom lakefront build, and I expect that ceiling to move up as Winter Park buyers continue looking north for value.
