Background

A brief history

Venetian Bay is the largest master-planned community in New Smyrna Beach's orbit, developed on land that had been largely undeveloped pine flatwoods and wetlands west of the city near State Road 44. The community launched in 2004 under the Johnson Group, who established the Mediterranean design vocabulary, the mixed-use town center concept, and the 18-hole golf course as anchors of the master plan. Construction of the first homes began that same year, with the vision of a self-contained community that offered resort-style amenities within a traditional neighborhood structure.

In 2012 Geosam Capital, a Canadian master developer, acquired the development rights from the Johnson Group and became the successor master developer for Venetian Bay's ongoing buildout. Geosam subsequently purchased an additional 700 acres at the community's southern entrance for approximately $8.5 million, expanding the total footprint to more than 2,100 acres and increasing the approved unit count to over 2,000 residential units. The most recent residential section, The Palms at Venetian Bay, was brought to market by Natelli Communities, extending the range of builders active within the master plan.

Venetian Bay is approved for approximately 2,063 residential units across multiple product types — single-family homes, townhomes, golf villas, cottages, and Mediterranean-style condominiums — giving it one of the more diverse housing menus of any New Smyrna-area community. The buildout continues as of 2026.

Venetian Bay reads as a contemporary Florida resort community that takes its Mediterranean theme seriously without becoming a caricature. Stucco exteriors, arched openings, and tile roofs are consistent throughout, and the town center — with its bistro, market, spa, and tiki bar pool area — functions as a genuine neighborhood gathering place rather than a marketing brochure prop. The 18-hole golf course and 20 miles of nature trails give active residents options in multiple directions.

The demographic mix skews toward retirees and pre-retirees drawn by the combination of amenities, low-maintenance living options, and proximity to NSB's beach and cultural life. New Smyrna Beach proper is about five minutes away, which gives Venetian Bay residents access to Flagler Avenue and Canal Street without having to live in a tourist zone.
