The median around $360,000 feels right for the market right now, but premium lots — anything with a pond view or conservation buffer — have room to price meaningfully above that. Townhome sellers need to be sharp: there's more inventory in that segment and buyers compare aggressively. Single-family sellers with larger square footage or premium lot positions have more leverage than most people realize. The no-CDD structure is genuinely a selling point I use actively with buyers — one fewer line item to explain at closing.
